Creating zero-waste residential societies requires thoughtful planning of waste management services, especially in multifamily residential (MFR) complexes where sustainability goals and operational challenges intersect. Unlike single-family residential (SFR) units, MFR units share waste services, complicating the estimation of container needs and service levels. Understanding these nuances is essential for property managers, local governments, and sustainability advocates looking to reduce waste overflow, contamination, and environmental impact.

Estimating Service Needs at Multifamily Complexes

Calculating Waste Capacity for Multifamily Residential Complexes

Research shows MFR units generate about 75% of the waste that SFR units produce due to typically lacking green waste. Therefore, the required minimum capacity per MFR unit is roughly three-quarters that of SFR units, approximately 184 gallons weekly. Waste containers in MFR settings vary from 1 to 3 cubic yards (cy) dumpsters. For volume comparison:
  • 1 cy ≈ 2 x 90-gallon carts = 180 gallons
  • A 3-cubic-yard dumpster equivalent to 6 x 90-gallon carts = 540 gallons
Example configuration for six MFR units:
  • One 3-cubic-yard dumpster for trash (emptied weekly) serves six units.
  • One 3-cubic-yard dumpster for recycling to match trash capacity.
  • One 90-gallon cart dedicated to organics (e.g., food waste).
Increasing collection frequency to up to six times per week can serve more units with the same container setup—potentially up to 36 MFR units weekly. Additionally, planning for at least 20% excess capacity helps accommodate seasonal or unexpected volume surges.

Best Practices and Regulatory Considerations

Overfilling waste, recycling, or organics containers is strictly prohibited to ensure waste does not overflow above container rims and lids close fully. Persistent overflow issues require service level adjustments to comply with local stormwater pollution regulations. Municipal codes can be straightforwardly amended to mandate that property managers maintain adequate service levels, avoiding complicated calculations or bureaucratic hurdles. This helps protect the environment and maintain community sanitation standards.

Overcoming Recycling Challenges in Multifamily Properties

Managing recycling programs in MFR complexes involves additional hurdles:
  • Lower Resident Participation Rates

  • Contamination of Recyclables
  • Logistical Constraints of Collection and Storage
These challenges can impact operational efficiency and the achievement of zero-waste objectives.
